377 ha comprising 5 titles in the highly productive area of the Dale. A third of the property runs along the Dale river and is just off the Westdale Rd. The northern portion of the property which is 58% arable includes a portion of York gum and white gum country on a picturesque rock outcrop with magnificent views of the river and surrounding area. This rocky outcrop also includes the infamous flower rock. Hobbs Rd runs through the front portion of the property with a power line also running through this area of the property.
2 bores (one on the northern half and one on the southern half) gravity feed to water points throughout the farm and the main residence. The original homestead built in 1895 is the main residence which has had modifications over the years to now boast 3 bedrooms and 1 bathroom. Dinning room and kitchen with an enclosed veranda. There is also a basic mud brick workers quarters which was the ex-homestead Shepards quarters.
The property also has 3 sheds. One workshop, one storage and one larger machinery shed. There is also an adequate set of sheep/cattle yards that are situated alongside a 3-stand shearing shed.
Fencing throughout the property is in good working order with the most recently fenced area along the river completed in 2015. Pasture paddocks have been spray topped in preparation for the coming season. Cropped paddocks last year yielded barley at 5.3 ton/ace, canola at 1.6 ton/acre and wheat at 3.2 ton/acre. Previous oat crops average 4.5 ton/acre. Early fertiliser history consists of 120kg MPK with trace elements, 100/200 kg urea and 100kg super potash. Rates are $4500.
The southern portion of the farm which is 80% arable consist heavily of deep grey sandy/clay soils with some gravelly soils in the lower lying gully’s which feed to the river system. There is also a small porting of fenced of rocky outcrop.
The property has run up to 3000 sheep and 60/70 cattle comfortably throughout the year with pasture lightly fertilised depending on season.
