'The Cliffs' is a well established highly productive property of 671 acres (271.5ha) with Bell River frontage in the district of Boomey, a notable wine growing district. Pastures of rye, clover and phalaris on fertile basalt soils. The property carries approx 100 - 120 head of cattle together with their progeny. It is approximately 16km North East of Molong, and 50km North of Orange, mostly on sealed roads.

The spacious two storey residence consists of three bedrooms, formal lounge/dining, family/dining, large kitchen and bathroom. Excellent views are to be had of the distant hills and fertile farmland from the main residence. Beside the house is a 6m x 6m double garage. Forming an open quadrangle with the other two structures, is the original 100 year old Pise house. The renovated four rooms are the study, utility room and two bedrooms. A new extension houses the 2nd bathroom, laundry and storage facilities. 1km from the main homestead is yet another cottage, currently leased at $220 per week, and consisting of three bedrooms, lounge, family room, kitchen and sun room.

The main buildings are surrounded by well kept gardens of deciduous trees and native species, with flower gardens and shrubberies closer to the house. Below the house is an olive grove of 740 trees producing excellent olive oil. Throughout the property are shelter belts of Eucalyptus and other native species.

Extra buildings are a machinery shed, a disused piggery (concrete and iron), an old two stand shearing shed with yards and new steel cattle yards. Stock water is supplied by 3 dams, a spring, troughs in all paddocks and stock and domestic water from the Bell River by means of a diesel pump, pumping 700gph protected in a pump house by the river. The house is supplied from a rain-water tank of 25,000 gallons.
